San Joaquin County, located in Central California, East of the San Francisco Bay Area, was one of the first counties formed in California, at the time statehood was declared in 1850. San Joaquin derived its name from the San Joaquin River, which originates in the Sierra Nevada Mountain Range and ends at Lake Buena Vista.
Criss-crossed by five major highways (I-5, I-205, Highway 99 and State Routes 4 and 120), the County is easily accessible from anywhere in California.

Twenty-one towns and cities make up San Joaquin County, with the City of Stockton as the County Seat and California’s thirteenth largest city. The County has experienced considerable growth, propelled in part by San Francisco Bay Area residents seeking comparatively lower cost housing and an overall lower cost of living, a quest more easily realized in the San Joaquin County jurisdictions.
Overseen by the San Joaquin County Office of Education, the County’s children are serviced by seventeen school districts. The County additionally offers many recreational and cultural activities and is home to eight museums and a number of minor league baseball franchises. Outdoor activities of all types – tennis, golf, hiking, bicycling, etc. – are enjoyed year round due to the overall mild climate.
Once primarily agricultural, San Joaquin County has, due to rapid growth, increasingly gravitated toward industrial activities, including high tech, thereby offering a diversified climate of varying employment opportunities.
Although the cost of living, including housing, has undergone a rapid increase due to the population growth, overall costs are still below that of the San Francisco Bay Area and many other large metropolitan areas in the State of California.
However, although median home prices in San Joaquin County are lower than the median price of a Bay Area home by some $200,000, homes in the County are far from low cost. In fact, as of March 2006, a median priced home in San Joaquin County was priced at slightly over $433,000.

Another example on why it pays to carefully evaluate the market and know what is out there in your price range is a 3 bedroom, 2 bath single story house of 1,875 square feet on a cul de sac in Stockton, offered at $398,000 which is a reasonable price in today’s market for a nicely landscaped, well maintained home.
Still another example in Stockton is a 3 bedroom, 1 bath older home, recently renovated, with a new roof, central air conditioning, new kitchen and large fenced corner lot – which is offered at $344,000.
A duplex (two, two bedroom units) with new roof situated in a neighborhood of single family homes - $450,000.
4 bedrooms, 2.5 baths, freshly painted inside and out, upgraded kitchen with granite counter and new flooring, 2,200 sq. ft., backyard pool, formal dining room - $505,000.
